Why post construction cleaning is its own trade
A finished build is not a dirty office. It is a different problem. Drywall dust is fine enough to settle into every horizontal surface, work its way into vents and light fixtures, and reappear on surfaces you cleaned yesterday. There is adhesive residue, paint overspray, joint compound, sawdust, and manufacturer stickers and film on fixtures, glass, and appliances.
Ordinary cleaning methods do not resolve that, and some make it worse. Wiping fine dust with a damp cloth can smear it into a film on new glass and fixtures. The wrong solvent on a new finish causes damage that is expensive on a building nobody has occupied yet. Sequencing matters too: cleaning low before high means doing the floors twice.
Post construction cleaning also runs against a deadline that is rarely yours. Certificate of occupancy, a client walkthrough, a tenant move-in date. The work has to fit the window left after the trades finish, which is usually smaller than planned.

Dust removal, top down
Ceilings, vents, light fixtures, ledges, and frames worked from high to low so settled dust is not simply relocated onto surfaces already cleaned.
Final detail clean
Fixtures, cabinetry, doors and frames, switch plates, and all interior surfaces brought to occupancy standard, with residue removed rather than smeared.
Glass, stickers, and film
Manufacturer stickers, protective film, adhesive residue, paint overspray, and compound removed from glass, frames, fixtures, and appliances.
Floor finishing
Floors vacuumed, scrubbed, and finished according to surface, including the first protective coat on new hard flooring where specified.
Touch-up before handover
A final pass immediately before walkthrough or move-in, because dust continues settling after the main clean and the space must look right on the day.

Working to a construction schedule
The hardest part of post construction cleaning is rarely the cleaning. It is that the schedule moves. Trades run late, inspections get rescheduled, and the cleaning window compresses because it sits at the end of the sequence. A cleaner who can only work a fixed slot becomes the reason a handover slips.
We schedule post construction work knowing the date will probably change. That means confirming the window close to the date, staying reachable as it moves, and being able to bring appropriate crew size when the window is short. For phased projects we clean by area so completed sections can be handed over while work continues elsewhere.
It also means being honest about sequence. If the trades are not finished, a final clean is wasted, because the next work order puts dust straight back. We will tell you when a rough clean now and a final clean later is the right split rather than taking the booking twice.

What is the difference between a rough and final clean?

How soon before handover should the final clean happen?
As close as practical, ideally with a touch-up pass on the day or the day before. Fine dust keeps settling for a while after construction, so a final clean done too early does not hold.
Do you remove stickers and protective film?
