The scope is built for your building. These are the areas most commercial floor care plans cover, and you set the frequency of each during the walkthrough.

Stripping and refinishing

Old finish removed down to the substrate, the floor neutralised, then fresh coats applied and cured properly. This is the reset, scheduled when the finish has genuinely reached the end of its life rather than annually by default.

Scrubbing and recoating

A lighter cycle that removes soil and scuffs, then adds a coat of finish. Done on schedule it extends the interval between full strip jobs considerably, which is where most of the cost saving in floor care actually comes from.

Buffing and burnishing

Regular passes that restore gloss and level out minor scuffing. High-traffic corridors and entries usually need this far more often than back-of-house areas, so the frequency varies by zone rather than by building.

Tile and grout cleaning

Grout lines hold soil long after the tile looks clean, which is why restrooms can look dingy right after being cleaned. Deep extraction on grout resets the appearance, and sealing slows down how fast it returns.

Carpet cleaning and extraction

Hot water extraction for commercial carpet, with spot treatment and traffic lane attention. Scheduled extraction protects the carpet fibre and pushes replacement further out, which is a much larger number than the cleaning.

Winter entry programs

Matting placed to actually catch salt and moisture, plus more frequent entry attention through the winter months. This is the single highest-return part of floor care in Minnesota because it stops the damage at the door.

Why floor care is scheduled, not occasional

The most common floor care mistake is treating it as something you call about when the floor looks bad. By that point the finish has usually failed, soil has worked into the surface, and the only remedy left is the most expensive one: a full strip and refinish, plus the disruption of taking the area out of service.

A maintenance schedule inverts that. Regular buffing and periodic recoating keep the protective finish intact, which means the floor underneath never takes the wear directly. Buildings on a proper schedule typically go years between full refinishing, and the floor looks consistent the entire time rather than cycling between excellent and embarrassing.

The same logic applies to carpet. Extraction on a schedule removes the abrasive grit that cuts carpet fibre. Extraction only when the carpet looks dirty means the damage has already happened, and carpet replacement is an order of magnitude more expensive than cleaning it.

How often should commercial floors be stripped and waxed?

It depends far more on traffic and maintenance than on the calendar. A floor that is buffed regularly and recoated on schedule can go two to three years or more between full strips. A floor with no interim maintenance often needs it annually. We set the interval during the walkthrough based on the actual floor and traffic.

Can floor work be done outside business hours?

Yes, and it usually should be. Stripping and refinishing needs the area out of service while the finish cures. We schedule it evenings, weekends, or over a holiday so your operation is not disrupted.

Do you clean carpet as well as hard floors?

Yes. Hot water extraction, spot treatment, and traffic lane cleaning for commercial carpet, scheduled alongside hard floor care so the whole building stays consistent.

What can be done about winter salt damage?

Prevention does most of the work: proper entry matting, more frequent entry cleaning, and prompt removal of salt residue before it is ground in. Where damage has already happened, neutralising and refinishing restores the surface.
